About DevelopABLE

Your Partner
on the Road
to Rental Income.

DevelopABLE walks with small developers from first idea to rental income — beside you at every step, handling every professional, every approval, every obstacle in the road. You keep your land and your vision. We carry the complexity.

Our Positioning

A New Category in the
South African
Property Sector

There is no direct competitor occupying our market position. DevelopABLE must establish a new category rather than differentiate within an existing one.

The built environment in South Africa currently offers two types of support to small-scale developers: impact funders (like uMaStandi/Siyakha) whose payments flow through projects, and traditional professional practices (architects, planners) who provide services to developers. DevelopABLE is neither.

South Africa needs more rental homes. We help the people with land and ambition to build them — by handling the technical, financial, and legal complexity on their behalf.

“We don’t hand you a map and wish you luck. We walk the road with you — every step, every obstacle, all the way to rental income.”

Brand Personality

How DevelopABLE Shows Up

Four personality traits define how DevelopABLE should feel to anyone who encounters the brand — in every touchpoint, from a WhatsApp message to a board presentation.

🎯
Professional yet Accessible

Institutional-grade rigour delivered in plain, honest language. We never use jargon to exclude — we use clarity to include.

⚡
Empowering

We enable rather than direct. Every tool, every process, every interaction is designed to build the client's capacity and confidence.

🔍
Clear & Transparent

We explain our fees, our process, and our limitations openly. No hidden costs, no vague timelines, no fine print designed to confuse.

🌍
Community-Rooted

Our platform is designed to work in Khayelitsha, Soweto, and Mitchells Plain — not just Sandton. South African through and through.

What DevelopABLE Must Never Be

The brand must actively avoid these associations, each identified as a risk in our brand workshop.

Corporate and cold — intimidating to community-based developers who have been excluded from formal processes

Another government programme — associated with red tape, delays, and bureaucratic inaccessibility

Just another professional firm — indistinguishable from the architects and planners we work with, not above

A funder — we do not take equity, make grants, or lend money directly; the DBF is a bridging facility

Overpromising — we are rigorous about what development achieves and what it does not

Tone-deaf to class and race — our language, visuals, and channels must work across South Africa's full demographic reality

Your Professional Team

Curated Expertise,
Managed for You

DevelopABLE assembles and manages your full professional team — appointed in phases as your project needs them. You don't need to know who to hire or how to manage them. That's our job.

All professionals in the DevelopABLE network are pre-vetted, registered with their relevant professional councils, and bound by our Platform Code of Conduct.

DevelopABLE serves developers across South Africa's full demographic and linguistic landscape. Our communications strategy reflects this.

🇿🇦
English
Core language for all institutional communications, platform content, professional correspondence, and regulatory submissions

🇿🇦
isiXhosa
Targeted market-capture campaigns — WhatsApp outreach, social media, and community events in Western Cape townships

Afrikaans
Targeted outreach for specific community segments — selected WhatsApp broadcasts and social media campaigns
Campaign

The WhatsApp Voice Note Test

Every piece of DevelopABLE content must pass one test: could this be naturally spoken aloud by a DevelopABLE project manager to a client in Khayelitsha?

If it's too formal, too technical, or too distant — it goes back for revision. Our commitment to accessibility is non-negotiable.

Translation Protocol

All content drafted in English as core language. Specific market-capture campaigns translated into isiXhosa and Afrikaans by qualified human translators — never machine translation for launch materials. Campaign language selection driven by target segment demographics.

Visual Identity

The ABLE Naming
Architecture

The "ABLE" suffix is a distinctive brand asset that extends across the entire DevelopABLE product suite. This architecture is applied consistently in all communications and encoded in the iDevelopABLE platform.

FeasABLE Phase 1
ViABLE Phase 2
ApprovABLE Phase 3
BuildABLE Phase 4
iDevelopABLE Platform

Naming Rules: The "ABLE" suffix is always capitalised. In design applications, "ABLE" renders in teal (#0D8B7D) while the prefix remains in navy (#1B3A4B). Never separate with a space, hyphen, or line break.

Properties within CCT ARF overlay areas typically do NOT require rezoning.

Services & Fees

Transparent Pricing.
No Surprises.

DevelopABLE charges an integrated professional fee — stage-gated, indicative total ≈ 11.5% of project cost — plus a DevelopABLE License Fee, structured as a percentage of the total fee or a flat fee. Professional fees can be advanced (and recovered) through the DBF Bridging Fund. All costs are disclosed upfront at each step.

Our Fee Philosophy

We Succeed When
You Succeed

DevelopABLE's fee model is designed around one principle: you should be able to see exactly what you're paying for, at every stage, before you commit to it. Our five-step process means you only proceed — and only pay — when you are satisfied with the deliverable at each step.

We do not take equity in your development. We do not receive commissions from professionals. Our income is the disclosed integrated fee and License Fee — agreed in writing before you commit, with no hidden charges.

🔍
Full Disclosure Before Commitment
All fees — professional, license, and DBF — are presented in writing before each step. No surprises.
🚦
Pay as You Progress
Fees are incurred phase by phase. You only commit to the next phase after approving the current deliverable.
🤝
No Equity, No Commission
DevelopABLE earns its disclosed fees only. We take no stake in your development and accept no referral income from professionals.
💳
DBF Advances Professional Fees
Professional fees at each phase can be advanced by the DBF Bridging Fund, recovered at development finance drawdown.

Fee Structure

What Does It Cost?

DevelopABLE's fees have two components: an Integrated Professional Fee — stage-gated, with an indicative total of ≈ 11.5% of total project cost, confirmed per engagement — and a DevelopABLE License Fee, structured as either a percentage of the total fee or a flat fee. Professional fees can be advanced through the DBF Bridging Fund. All fees are disclosed in writing before you commit to each phase.

🖥️
DevelopABLE License Fee
Per Engagement — You Choose the Structure
Option Structure Notes
Option A Percentage of the total fee A fixed share of the integrated professional fee, agreed and disclosed at onboarding
Option B Flat fee A fixed rand amount for the engagement, agreed and disclosed at onboarding
The License Fee covers iDevelopABLE platform access, project management, and professional-team coordination. You select the structure — percentage or flat — before you commit.

Important Disclaimer: All fees shown are indicative and subject to confirmation at onboarding. The integrated professional fee rate (indicative ≈ 11.5% of total project cost) is confirmed per engagement based on project scope, size, and professional council tariffs. The DevelopABLE License Fee — a percentage of the total fee or a flat fee — is agreed and disclosed in writing at onboarding. VAT is excluded from all figures shown and will be added at the applicable rate. DevelopABLE (Pty) Ltd is not a registered financial services provider and does not provide financial advice.

Inside the Integrated Fee

What Do the Professionals Cost?

The integrated professional fee covers a full professional team. DevelopABLE appoints and coordinates these professionals, negotiates their fees within the integrated total, verifies every invoice, and can advance these fees through the DBF. Indicative discipline ranges are shown for transparency.

DevelopABLE Bridging Fund

The DBF — How It Works

The DBF is not a grant, subsidy, or equity investment. It is a bridging finance facility that advances the professional fees required to take your project from idea to construction-ready — recovered from your development finance drawdown.

How the DBF Works

The DBF operates as a rolling bridging facility — advancing costs at each step and compounding the total advance through to the point where development finance is secured and drawn down.

1
Phase Commences: Professional fees are due. Client authorises the phase advance from DBF.
2
DBF Advances to Professionals: DevelopABLE pays the professional team directly from the DBF facility.
3
Step Complete: Deliverable received, reviewed, and approved by client. Phase 2 commences.
4
Development Finance Secured: With bankable documentation package, client approaches lenders. DBF advances documented as a registered obligation.
5
Recovery at Drawdown: All DBF advances recovered from the first development finance drawdown. Client commences construction with a clean balance sheet.

Common Questions

Frequently Asked Questions

How much does it cost to get started with DevelopABLE?

Your first step — the SF.1 Suitability Quiz — is completely free and takes 3–5 minutes. If you proceed to Onboarding, there is a one-time Onboarding fee that covers the formal client brief, site verification, and professional team appointment. Detailed fees are disclosed in full before any commitment is made. No money is collected until you have reviewed and signed a fee agreement.

What is the DevelopABLE Bridging Fund and do I qualify?

The DevelopABLE Bridging Fund (DBF) advances professional fees (design, planning, approvals) on your behalf so you don't need to pay large upfront costs from your own pocket. The advance is secured against your property and is repaid when your construction loan is approved. Eligibility is assessed during the Onboarding phase (O.5 Financial Suitability) — it depends on your income, credit status, and property value. The DBF is administered in partnership with NOVO.

I am not based in Cape Town — can DevelopABLE help me?

Phase 1 of DevelopABLE's operations focuses on the Cape Town metropolitan area where we have our full professional team established. We are actively expanding to Gauteng and eThekwini — if your property is in one of those metros, contact us to discuss your project. For other South African cities, we encourage you to register your interest and we will notify you as we expand.

What kind of properties and developments does DevelopABLE work with?

DevelopABLE specialises in Affordable Rental Flat (ARF) developments — multi-unit residential rental properties for the middle-income market (typically 4–12 units). The ideal client owns a residential stand or house in an urban or peri-urban area and wants to develop it into rental units for income or investment. We do not work on primary residential (family home) construction, commercial projects, or large-scale institutional housing.

How long does the full development process take?

The total timeline from Onboarding to Occupation Certificate is typically 12–24 months for standard ARF projects (8–12 units), and 24–36 months for larger or more complex developments (30 units+), depending on the project and municipal approval timelines. Phase 1 (FeasABLE) takes 4–6 weeks. Phase 2 (ViABLE) takes 8–12 weeks. Phase 3 (ApprovABLE) is the most variable — typically 12–24 weeks — driven by municipal processing times. Phase 4 (BuildABLE) construction takes 12–18 months depending on project scale.

I have debt review or municipal arrears — should I still contact you?

Yes — please still get in touch. Active debt review or significant municipal arrears are genuine barriers to development finance, but they are not always permanent. Our team can advise on realistic timelines and steps to resolve these issues so that you can qualify in future. We would rather give you an honest picture now than have you spend time on a project that won't get funded. Every situation is different and worth a conversation.

My property is in a family trust or company — can I still use DevelopABLE?

Yes. Properties held in family trusts, close corporations, or companies can proceed through the DevelopABLE programme. There are additional legal and governance requirements, but these are manageable. The Town Planner and your conveyancer will need to be involved in the early stages to ensure the development entity is correctly structured. Mention this when you contact us so we can assign the right team member.

Is DevelopABLE a building contractor?

No. DevelopABLE is a development facilitator and project manager — not a contractor. We appoint and manage a team of qualified built-environment professionals (architect, town planner, quantity surveyor, engineers) on your behalf, and we manage the development process from first idea to keys in hand. Construction itself is carried out by an independently appointed, competitively tendered contractor. DevelopABLE acts as Principal Agent during construction to protect your interests.
